Country house, Villanueva De La Concepcion, Spain

For sale direct from the owners! This traditional Andalucian country home with modern finishes that complement the age and style of the property, offers a huge amount of flexibility in terms of how the house is used in the future. A home with separate accommodation for different parts of the family or perhaps turn it into a Casa Rural with a tourism licence to generate an income from tourism. The current owners use the beautiful 3 bedroom part of the house with 2 bathrooms (one en-suite) and plenty of living space for themselves to include a walled and gated courtyard that accommodates two outbuildings. Then two further independent parts of the home are enjoyed by visiting family and friends… In addition, connected to the main house is a self-contained 1 bedroom annex that can be accessed independently. It has it’s own living room, a fitted kitchen, bathroom and a large west facing terrace with panoramic views. The annex is perfect for extended family who want their own independence with a lockable door between the annex and the main house allowing complete privacy. This flexibility means the annex can easily become part of the main house or be a stand-alone apartment for family, friends or even paying guests. A further self-contained 1 bedroom apartment is located below the main house and again, has its own living room/kitchen/dining room, bedroom and shower room. This is currently used for friends and family but could easily be used for paying guests. It has access immediately onto a gravelled lounging area with Jacuzzi, seating area, sun loungers and impressive views across rolling countryside and numerous mountain ranges. There is a garden that flows from here with two further outbuildings. The location of the property is perfect for those that want glorious views but don’t want to be stuck down a long dirt track and isolated. Straight off tarmac and just 1.3km/2 minutes by car into Pastelero, a small hamlet with two excellent and popular bar/restaurants serving food and a bakery that also sells daily essentials. Of course you could easily walk even if it is uphill on the way home! This lovely home offers the best of both worlds. The large village of Villanueva de la Concepcion is just a 10min drive with its wide range of services, to include; shops, restaurants, schools, sporting facilities, municipal outdoor swimming pool, 24 hour medical centre with on-stand-by ambulance etc. We feel this house offers a huge amount for new owners, here’s our pick of the bunch… ♦ A great location, off tarmac and with panoramic views – some of the best sunsets you can wish for! ♦ A flexible layout perfect for larger families, friends or paying guests! ♦ 5 bedrooms and 4 bathrooms in total. ♦ Three kitchens – ensuring each of the separate sections is self-contained. ♦ Mains water, mains electric, 3-chamber septic tank drainage. ♦ Broadband Internet (10Mbps download), Air/Con in all major rooms. ♦ Wood burning stove in both the main part of the house and the annex and a chimney ready for use in the dining room of the main house. Plus a very special duck egg blue gas fired AGA range cooker in the main kitchen. Not only is the AGA a wonder to cook with, it keeps the house lovely and warm during the cooler winter months. ♦ This property has the only loft space we have ever encountered in Spain. It is ideal for the storage of things you don’t use every day such as the Christmas tree and obviously a lot more! ♦ Various outbuildings including a home office, storage sheds, wood store and utility store. Layout in more detail… The property is approached off tarmac and there is ample space for parking. The Era (an old threshing circle) is open and the views of the distance mountains are incredible. A gated entrance brings you into the private courtyard with doors into the main house, the annex and various outbuildings. This courtyard is very large with plenty of space to create a soft seating area, space for alfresco dining and there’s even room for a Jacuzzi or small plunge pool. The main part of the house… You enter the main house into the dining room/reception area. This room has space for a large dining table seating 6 to 8 people. Air/con unit for heating and cooling plus space for a wood burning stove and a chimney already in situ ready to go. An archway from the dining room leads to the… Kitchen – one of the main features of this delightful home. Fully fitted with hardwood units from Howdens. Wall and base units provide plenty of storage including a large larder cupboard which pulls out. Granite worksurfaces give a clean finish and built in appliances include a dishwasher, larder fridge and large freezer. The focal point of the kitchen is the 4 oven AGA Deluxe with 2 independent rings. This high quality Aga is available by separate negotiation. A window above the butler sink overlooks the courtyard and the kitchen has Air/Con. An archway at the end of the kitchen leads into a very useful pantry with further wall and base units, space for 2 washing machines and a microwave. Bedroom 1 is accessed from the dining room/reception room. It is a good size double with walk-in wardrobe accommodating plenty of storage space. Air/Con unit, ceiling fan and window overlooking the side garden and a door leads into the en-suite shower room which has a walk-in shower, wash hand basin, WC, heated towel rail and window. Steps down from the dining room lead to the sitting room. A cosy room with two windows overlooking the courtyard and a fabulous wood burning stove. Air/Con unit. Doors from the living room lead to… Bedroom 3 – a large single bedroom with window overlooking the side garden. Bedroom 2 – a large double bedroom with built in up-and-over storage. Family bathroom – a lovely roll top bath is the feature within this bathroom but in addition, you have a wash hand basin, large glazed shower cubicle, WC and a storage area. Self-contained annex… Can be accessed from within the main house but for privacy and independence, the annex can also be accessed from the threshing circle/parking area as not to enter the courtyard or from a door in the main courtyard. The annex comes with a living/dining room with a wood burning stove, Air/Con, a window with far reaching views and a fully glazed door onto the large West facing terrace with exceptional panoramic views. Then there is the half glazed door into the courtyard. An archway from the living room leads to a small hallway that accommodates entrance from close to the parking area into the annex and access into the bathroom. The bathroom which is prime for modernisation/renovation has a short bath with shower over, a basin and WC. A door from the living room also leads through to the kitchen – well fitted with wall and base units, oven and hob and a built in fridge/freezer. There is also a fold down breakfast table. Bedroom – a large double bedroom with plenty of space for wardrobes, chest of drawers and soft seating. The room is dual aspect with a glazed door out to the large terrace. A ceiling fan, Air/Con and a wall heater. There is lockable interconnecting access between the main part of the house and the annex that can be used as desired. The rear terrace is a great space for enjoying the peace and views – a changing landscape with planted fields in the foreground, olive and almond groves and the distant mountain ranges. Being West facing, the sunsets are incredible and you can often hear the tinkling of goat bells from the surrounding farms. Because the terrace is open to the sun on the South side, this is a superb spot for a Jacuzzi! The terrace has space for dining, a soft seating area which is covered, a BBQ space and plenty of outside lights and power points. The guest apartment… This is located under the main house and to the rear, facing West, so it also enjoys some of the best views imaginable. There is an outside gravelled area which currently is home to a Jacuzzi, then a path leads you into the side garden which is flat and ends with a large wooden shed that could become a workshop. Inside, there is a generous living/sitting/dining area with a half glazed door and windows that take in the fabulous view. An archway leads through to a fitted kitchen with plenty of storage, a fitted dishwasher, oven and hob and space for a fridge freezer. There is a window for ventilation but it is quite high up. The bedroom is a good double with a wall heater and window overlooking the side garden. The shower room has a walk in shower, basin and WC, a wall heater and window. The land area and outbuildings… The land the house sits on extends to around 1,500M2 and there is ample parking for three cars. The Era is a delightful feature although this can never be touched as rules ensure it is protected and remains as a threshing circle even if it is not used for that purpose. The current owners use it as a huge area to dry washing. You won’t hang out washing to a much better view than the view this area has! The gardens are well tended with mature trees, shrubs and plants. As you enter the courtyard through a 5 bar gate, there is a large building on the right which is ideal for use as a home office, a hobby room or a gym. It used to be a home office but is now used for storage. A storeroom on the left in the courtyard homes the large gas bottles used fuel the Aga in the main kitchen. In addition, there is an enclosed wood store off the courtyard. A plastic store is used for housing a washing machine and tumble dryer (which can be accessed by guests) and there is a further storage shed the other side of the house. A concrete base at the side of the road and next to the house can be used for additional parking or perhaps for the parking of a trailer or small camper van etc. Santa María del Cerro/Pastelero and Villanueva de la Concepción… This delightful home is located west of Villanueva de la Concepcion in an area popular with many different nationalities, however it remains a rural traditional Spanish farming area. The views of the surrounding countryside and the distant mountains are a delight but this area is not isolated. A few minutes brings you to Pastelero – a small hamlet with two excellent restaurants and a bakery with attached small convenience store. The larger village of Villanueva is a 10min drive and offers everything needed for daily life. It is actually a small town with 24 hour medical centre and on-stand-by ambulance, town hall, police station, petrol station, superb football club and extensive sports centre to include a beautiful outdoor swimming pool with lawns surrounding it. There are – plenty of shops, bars, restaurants, banks, post office and more. This is a thriving, young and lively village. There is plenty of work and with Malaga city to the South and Antequera city to the North, you could say Villanueva de la Concepcion benefits as a commuter town. The local town hall and a petrol station. El Torcal Natural Park is the backdrop of Villanueva de la Concepcion and it has the most incredible rock formations to be found anywhere in the world. Then to the West, approximately half an hour from the house you will come to El Chorro Gorge with The King’s Walk clinging onto the rock and the Malaga Lakes. The lakes are popular in the summer for swimming and non motorised water sports. Business available to be taken over if work is desired by the buyers… Kelly and Geoff the current owners have been running a very successful property management business for many years from this property. They are well renowned in the area. Sudden ill health has meant they can no longer continue with most of the business but they do have over 20 swimming pools they clean for holiday home owners and some properties they still look after. This work could be handed over to the buyer if desired and if the clients were happy with this arrangement. Kelly and Geoff welcome you to view their much loved home and they will answer any questions you may have. They will be staying in Andalucia, simply moving into their coastal property for an early retirement.
